January Residential Highlights:
There were 179 new listings in January 2020, a slight increase from January 2019 (178) and 64.2% more than last month in December 2019 (109). Pending sales (161) increased 11.0% from January 2019 (145) and and increased 42.5% from last month December 2019 when 113 offers were accepted. Closed sales (115) increased 17.3% from January 2019 (98) and increased 4.5% from the 110 closings recorded last month in December 2019.
Inventory and Time on Market:
Inventory in January fell slightly to 3.6 months, with total market time increasing to 82 days.
Year to Date Summary:
This year new listings (179) held steady at 0.6%, pending sales (161) increased 11.0% and closed sales (115) increased 17.3%.
Average and Median Sales Prices:
Comparing January 2020 to January 2019, the average sale price has decreased 12.3% from $262,900 to $230,500. In the same comparison, the median sale price has decreased 9.5% from $242,500 to $219,500.
