October Residential Highlights:

New  listings  (157) decreased 16.0% from the 187 listed in October 2020, and decreased 18.2% from the 192 listed in September 2021. Pending sales (167) decreased 13.5%  from  the  193  offers  accepted in October 2020, and decreased 10.7%  from  the  187  offers accepted in September 2021. Closed sales (184) decreased 1.6% from the 187 closings in October 2020, and increased 28.7% from the 143 closings in September 2021.

Inventory and Time on Market:
Inventory decreased to 1.4 months in October. Total market time increased to 43 days.

Year to Date Summary:
Comparing  the  first  ten  months of 2021 to the same period in 2020, new listings (1,973) increased 6.6%, pending sales (1,585) decreased 5.8%,  and  closed  sales  (1,496) decreased 1.3%.

Average and Median Sales Prices:
Comparing 2021 to 2020 through October, the average sale price has increased 19.4% from $267,800 to $319,800.  In  the  same  comparison, the median sale price has increased 18.0% from $245,000 to $289,000.
